Country
"Langley" sits above the junction of the Isaac & Connors Rivers and can best be broken down into the following soil types.
Approximately 1,360 Acres (550 Hectares) of Alluvial Scrub soils developed to cultivation, recently having forage sorghum cut & baled for hay. Small volumes of rain would see the forage return well.
Approximately 3,580 Acres (1,450 Hectares) of Softwood scrub, mainly Brigalow, Black Wattle & Bauhinia, developed by blade-ploughing & stick-raking.
Approximately 4,710 Acres (1,907 Hectares) of river flats & channels, from heavy dark clay soils to lighter alluvial soils, either pulled, stick-raked or treated with Graslan pellets.
Approximately 1,710 (693 Hectares) of Channels and timbered areas of remnant vegetation along the Connors & Isaac's Rivers & May Downs Creek.

Waters
Connors River
The eastern boundary of "Langley" is the Connors River providing many permanent & clean water holes. Below the Connors & Isaac rivers junction, the vendors pump with a 1 1/4" electric submersible pump, powered by mains power, lifting up to 2 x 22,700L Concrete tanks. Water is then pumped through 2" poly by an electric Davey pressure pump, powered by mains power into a 37,800L poly tank at the Feedlot, a 22,700L tank at the main yards and to the Homestead into 2 x 22,700L concrete tanks, 1 x 37,800L poly tank & 1 x 22,700L poly tank.
The power and pumps are located on a flood free location on the banks of the Connors River on the neighbouring property "Connors Junction". A binding agreement has been drawn up & signed between both neighbours allowing the owners of "Langley" to access the water pumping infrastructure for "Langley" on "Connors Junction".
