The Owners Story:-
I wanted a home with two bathrooms, ducted air conditioning and gas cooking.
I was attracted initially by it being two stories. The floor plan appealed - a dedicated guest room and a separate study and a family bathroom and separate powder room as well as 'en suite'. Having relocated from interstate this floor plan was very useful for interstate visitors staying over.
There is minimal work involved in maintaining two courtyards but the benefit of some garden beds in the common space.The clivea plants in the common area and the mature pittosporum tree compliment the look of the outdoor area by the car parking.I have two dedicated car spaces, one under cover, have been useful. When I bought it the house had been newly completely refurbished and has, as a result, been relatively easy to maintain.

The home is easy to entertain in, with extra-large dining area for family entertaining. Having a powder room downstairs is ideal as there is no need for guest to have to go upstairs for the toilet. The large outdoor table in the rear courtyard, which comfortably seats 10, has been used a great many times for long lunches under the shade of a market umbrella as well as dinners.

We have enjoyed Gala dinner parties in the dining room with a lovely fire burning in the grate or casual dinners for a number of friends in the courtyard. Christmas drinks; Easter Egg hunts in the shared garden with friends children; Christmas Street Parties with neighbours.

Some of the many features I love are the inner and rear courtyards and the front upstairs balcony off the main bedroom. There is a second large balcony off the study, good sized bedrooms; and high ceilings.

The property has been maintained with all original brass taps replaced in 2018. Updated kitchen 2019, new rear balcony surface 2017, new en suite late 2012. Reverse cycle ducted air conditioning updated 2018; security screen doors installed front and back 2020. There are imported Italian tiles in the upstairs bathroom.

The location is excellent, only a short walk to Foodland, excellent butcher, 7 cafes in one stretch of the Broadway, and a 3 minute drive (or 10 minute walk) to Jetty Road, Tram, Library, Cinema, excellent cafes and restaurants, and supermarkets.

Car Parking is at the rear of the property along the side lane.
There is the convenience of public transport, with Bus to Marion or Moseley Square less than 50 metres away. Tram 10-minute walk. Bus to the city 6-minute walk away.

Why are you moving or selling? Arthritis has made the stairs a problem. I need to move to a house without stairs.

Is there any additional storage? Under the stairs; two garden sheds
